Roof plumbing gets ignored until water is coming through a ceiling. By then you are paying for plaster and paint on top of the plumbing repair.
Most roof leaks I attend are not the roof sheets themselves — they are the flashings, the valleys, or gutters that have rusted through or are simply overwhelmed because the downpipes cannot shift the volume. Melbourne storms drop a lot of water in a very short window, and a gutter that copes fine with drizzle will overflow straight into your eaves in a downburst.
I replace gutters, downpipes and flashings, and sort out the stormwater underground so the water actually leaves the property instead of pooling against your slab.
